Renters must be 25 or older Guests only. The reservation fee includes access to the community pool. NO PETS and NO SMOKING. NO EXCEPTIONS. Breaking these rules will result in a $500 fee as additional cleaning will be required. We appreciate you respecting our cabin and the guests that arrive after you. By booking RTR, you have agreed to comply with these House Rules. Failure to adhere to the rules below may result in penalties such as deductions from the security deposit. 1) GENERAL REQUIREMENTS: a) All guests must comply with all House Rules and any other instructions from the owner during their stay. 2) NOISE AND NEIGHBORS a) Guests are fully responsible for the safety and security of their children at all times, as well as any disturbance caused to the neighboring cabins. b) Guests must keep noise to a minimum as not to disturb the occupants of the neighboring cabins-Quiet time is 11pm EST- 8am EST. c) Excessive noise is prohibited at all times and may result in termination of the vacation rental agreement, eviction, loss of rental paid and extra charges which may be deducted from the security deposit. 3) VISITORS a) No visitors except for the initial agreed number of guests will be allowed. 4) FUNCTIONS a) Parties and large gatherings of any kind are strictly prohibited at RTR. 5) GARBAGE DISPOSAL a) Guests are to properly use the Bear safe trash cans located in the driveway for all trash disposal. b) NO food or trash will be left on the porch OR the decks! It will result in unwanted visitors! c) Do NOT feed any wild animals. d) Do not keep food in your cars or trash by the doors. 6) SECURITY a) Any time guests leave the cabin, it is their responsibility to ensure all windows and doors are closed/locked to maintain security. b) There is a security camera located outside the cabin facing the entrance to protect the cabin and its guests. 7) HOT TUB a) GUESTS USE OF THE HOT TUB IS ENTIRELY AT THEIR OWN RISK. b) Use of the hot tubs carries risks that may result in serious injury or death and unsupervised use by children and minors is prohibited. c) Elderly persons, pregnant women, infants and anyone subject to heart disease, diabetes, low or high blood pressure, strokes, epilepsy, allergies or similar conditions should not enter a hot tub without first consulting a physician. d) It is prohibited to use the hot tub while under the influence of alcohol or medication. e) Children under the age of 6 should not be in the Hot tub. Any Children over the age of 6 should always be monitored and accompanied by an adult. f) NO oils, bubbles or soap should be used in the hot tub at any time. This will result in an additional $150 cleaning charge. g) Guests should not occupy the Hot tub for more than 15 minutes at a time. h) Our housekeepers drain, sanitize, refill and replenish chemicals in the hot tubs prior to your arrival; therefore it may not be warm until later that evening i) DO NOT STAND ON HOT TUB COVER. 8) POOL a) There is no lifeguard on duty so swim at your own risk! b) Do not take towels from the cabin to the pool. 9) BALCONY AND DECKS a) Guests must always supervise any babies and children when using the decks and balcony areas. 10) NO SMOKING IN THE CABIN OR ON THE DECKS 11) NO PETS. 12) HOUSEKEEPING a) There is no daily housekeeping service. b) Linens and bath towels are included in the cabin, but daily maid service is not included in the rental rate. c) We do not permit towels or linens to be taken from the cabin, so bring your own beach towels if you plan to use the swimming pool. d) Please do not leave a huge mess for our cleaners. We kindly ask you leave the cabin as close to how you found it as possible. 13) PARKING IS LIMITED TO 3 VEHICLES. One will have to park horizontally, blocking the other 2 in. No parking on the road. 14) FIREPLACE a) The fireplace is electric, so make sure it is turned off when you leave the cabin. 15) WATER and SEPTIC a) Do not flush anything other than toilet paper! b) No feminine products should be flushed at anytime c) We are on well water and at times can have a very mild sulfur content. 16) STORMS a) No refunds will be given for storms of any nature. b) We suggest 4WD/AWD during the winter months. c) We do not refund for road conditions 17) FURNITURE and APPLIANCES a) The furniture should not be moved or rearranged at any time. This will result in scratches to the hardwood floors. b) Only use the appliances for their intended uses and if used, clean and return to their allotted space. 18) DAMAGES AND BREAKAGES a) All damages and breakages must be reported to the owners as soon as reasonably practical. Failure to report them will result in a penalty deduction from the security deposit b) If you find something is not in proper working order, please report to the owner. It is likely that is was not reported by the prior guests.

Guests will have private access to the entire 4-bedroom cabin, including all decks, the hot tub, and game rooms. -Self Check-In: Enjoy the convenience and security of keyless entry with a smart lock. Your unique code will be provided before arrival. -Parking: Ample, free parking is available for up to 3 vehicles in the driveway. -Community Pool: Guests have seasonal access to the community pool, located a 3-minute drive from the cabin. -Road Access: Please be aware that spectacular views require a scenic drive up a mountain. The road to the cabin is paved but is uphill and winding. In winter conditions with snow or ice, a 4WD or AWD vehicle may be necessary.
